How often will my home be checked?
Many homeowners choose weekly or biweekly visits, but the right schedule depends on the property, season, length of absence, insurance requirements, and your level of concern. We will help you build an appropriate plan.
What happens after each visit?
You receive a visit report summarizing the areas checked and the conditions observed. If a concern requires prompt attention, we contact you according to the communication instructions in your service agreement.
Can you make repairs?
Home Watch is an observation and reporting service. When repairs are needed, we can follow your instructions and, if included in your plan, help coordinate access for an approved service provider. Repair work is performed by appropriately qualified vendors.
Can you provide access for contractors or service providers while I am away?
Yes. With prior arrangements, Wilmington Watchdog can provide authorized vendors or service professionals with access to your property and remain onsite when appropriate. We can also provide an update after the visit. We will not approve repairs, expenses, or additional work without your authorization.
Do you offer seasonal Home Watch services?
Yes. We can create a customized plan for seasonal residents, second-home owners, and homeowners who are away for part of the year. Services may include scheduled property visits, arrival and departure support, storm-related checks, vendor access, and other approved services based on your property and schedule.
Do you provide storm checks?
Storm-related services are optional add-on concierge and property services. Availability is limited and provided on a first-come, first-served basis. Scheduling and completion are subject to weather conditions, property accessibility, personnel availability, and safety considerations; therefore, service cannot be guaranteed.
Is Home Watch the same as property management?
No. Home Watch is a scheduled visual observation of a home or property for readily observable issues. It is not a technical home inspection, security service, code inspection, or full rental-management service.

A trusted neighbor can be helpful, but professional Home Watch provides scheduled visits, a consistent checklist, documented updates, and a clear process for reporting potential concerns. This gives you greater accountability and reliable information about your property while you are away.

If we observe something that may require attention, we will document the concern and contact you promptly. When appropriate, we can help coordinate access for an approved contractor or service provider. No repairs, services, or expenses will be authorized without your approval.

Pricing is based on your property, visit frequency, and requested services. Before service begins, you will receive a clear Home Watch plan outlining the services, pricing, and payment schedule. Any additional work or expenses will be discussed with you and require your authorization.
