Scheduled Home Watch Visits

Our core service is a scheduled visual observation of the accessible interior and exterior of an unoccupied or temporarily vacant home. The checklist is agreed upon before service begins and may include the following items.

After each completed visit, you receive a dated report identifying the areas checked, the readily observable conditions found, and any recommended next step. We use photographs when they help document a concern or confirm the condition of the property.

Exterior Visual Observations

  • Visible signs of forced entry, vandalism, unauthorized access, or unusual activity.
  • Condition and security of accessible exterior doors, windows, gates, and garage doors.
  • Obvious storm, wind, water, tree, or debris damage visible from safely accessible ground-level areas.
  • Readily observable concerns involving siding, trim, soffits, fascia, roofline, gutters, downspouts, porches, decks, and railings.
  • Standing water, drainage concerns, irrigation leaks, unusual landscaping conditions, or signs of exterior pest activity.
  • Accumulated mail, packages, newspapers, flyers, or door tags that may signal vacancy.
  • Visual condition of approved exterior equipment, pools, spas, docks, generators, vehicles, or other assets when specifically included in the service plan.

Interior Visual Observations

  • Obvious signs of active leaks, water staining, moisture intrusion, or unusual condensation.
  • Visible mold-like growth, musty odors, unusual smells, or changes that may warrant further evaluation.
  • Thermostat settings and readily available indoor temperature or humidity readings.
  • Apparent HVAC operation based on agreed, non-technical observations.
  • Accessible plumbing fixtures, toilets, sinks, and supply areas for visible leakage or unusual conditions.
  • Ceilings, walls, floors, windows, doors, cabinets, and accessible storage areas for noticeable changes.
  • Signs of insect, rodent, or other pest activity.
  • Visible condition of selected appliances, lights, alarms, smart-home devices, or systems when specifically included and safely accessible.
  • Evidence of unauthorized occupancy, disturbance, or unexpected interior activity.

Before a Storm

  • Review the property-specific storm plan and owner instructions.
  • Document visible pre-storm conditions when time and access permit.
  • Confirm accessible doors, windows, gates, and approved exterior areas appear secured.
  • Move or secure pre-approved outdoor items when included in the service agreement and safe to do so.
  • Coordinate access for approved shutter, generator, landscaping, or other service vendors when requested.
  • Communicate completed actions, exceptions, and any concern requiring owner direction.


After a Storm

  • Visit the property only after authorities allow access and conditions are reasonably safe.
  • Conduct a visual exterior check for readily observable wind, water, tree, debris, roofline, window, door, or structural concerns.
  • Check accessible interior areas for visible water intrusion, power-related concerns, unusual temperature or humidity, and other observable changes.
  • Provide photographs and a concise condition report.
  • Contact the owner promptly when a condition requires immediate direction or professional evaluation.

Scheduling and completion are subject to weather conditions, property accessibility, personnel availability, and safety considerations; therefore, service cannot be guaranteed.

Coastal weather can change quickly. Storm services should be pre-arranged and governed by a written storm protocol so the owner understands priorities, limitations, and timing.

Storm-service limitation: Storm response is subject to evacuation orders, road conditions, utility hazards, community access, property access, workload, and personnel safety. Home Watch is not emergency rescue, remediation, insurance adjustment, or disaster restoration.

Vendor Access & Coordination

Wilmington Watchdog will coordinate vendor visits as needed per your approval

Owner control: The homeowner approves vendors, scopes, costs, and repairs unless a separate written authorization establishes a spending limit or emergency protocol. Wilmington Watchdog does not warrant third-party workmanship.

When you cannot meet a contractor or service provider, Wilmington Watchdog can serve as your approved local access contact.

Depending on the service plan, support may include:

  • Providing scheduled property access to an owner-approved vendor.
  • Confirming vendor arrival and departure.
  • Remaining on site for an agreed period when requested.
  • Photographing visible conditions before or after work.
  • Relaying owner questions or instructions without directing technical work outside our authority.
  • Reporting obvious incomplete work, new damage, or concerns that require the owner's attention.

Arrival & Departure Support

Arrival Support May Include

  • A pre-arrival visual walkthrough and condition report.
  • Adjustment of approved thermostat, lighting, blinds, or smart-home settings.
  • Coordination of cleaning, linen, landscaping, or maintenance vendors.
  • Removal of accumulated mail, packages, flyers, or newspapers.
  • Confirmation that requested utilities, appliances, and key areas appear ready for arrival.

Departure Support May Include

  • A post-departure visual walkthrough.
  • Confirmation that designated doors and windows appear secured.
  • Adjustment of approved thermostat, lighting, water, or smart-home settings.
  • Visual confirmation that trash, food, laundry, and other agreed items have been addressed.
  • Initiation of the scheduled Home Watch plan.

Occupancy-Appearance Support

Wilmington Watchdog will pickup packages and mail as needed

Accumulated items can advertise that a property is vacant. Optional services may include bringing in packages, removing flyers, managing newspapers, forwarding selected mail, rotating approved blinds or lights, and reporting unexpected deliveries. Exact handling instructions should be documented in advance.

  • A licensed home inspection, code inspection, engineering assessment, mold assessment, pest inspection, or trade-specific diagnosis.
  • A security company, monitored alarm service, police response, fire response, medical response, or emergency restoration provider.
  • A homeowner's insurance policy, maintenance obligations, warranty, or professional repair service.
  • Rental-property management, tenant management, leasing, or fiduciary authority unless separately licensed and contracted.
  • A guarantee that every concealed, intermittent, inaccessible, or developing condition will be discovered.

Insurance Reminder: Homeowners should review their insurance policy and ask their carrier whether vacancy, seasonal occupancy, or extended absence creates specific inspection, notification, or documentation requirements.
